The two time sensitive issues in need of IMMEDIATE attention once you make an offer on a property are attorney inspection and property inspection. When you contact these people, please advise them that you have been referred to them by Liz Moore of RE/MAX Action – when they know the reputation of an agent & their office, they really try to fit you in, even if they are very booked. If for any reason you experience difficulty or are not able to get an inspection within 5 days, your attorney will have to ask for an extension – from this point on, negotiations take place between the attorneys, not between Real Estate agents.

We acknowledge that this is not a new home and the age and condition were taken into account by the seller when listing the property for sale, and by the buyer when making an offer. It is not the function of a Home Inspection to serve as a tool to be used by the buyer to renegotiate the selling price or to transform a used home into a new home wiothout defects or normal wear and tear. The primary objective is to know what you are buying before you buy it.
All homes have defects; it is not possible to acquire one that is perfect. What you want is a working knowledge of any significant defects before you close escrow - this is the purpose of the inspection. This is the buyer's opportunity to confirm your desire for this home.
